However, the selling party wants to make a positive impression which means that they should be aware of questions that a buyer is likely to ask, so they can provide a thorough answer. They should also be aware of the things that a buyer will look for, and then insure that these elements are in good condition.

Whether you are buying or selling a property, here are 6 tips to take before every property viewing.

Is there any dampness?
When it comes to dampness, things to look out for include:

• Flaky plaster
• Mouldy smell
• Watermarked ceilings or walls

To find damp, you are advised to look closely at the skirting board and ceiling areas. Buyers should be on the lookout for damp or indicators that a seller has covered up dampness and selling parties should look to have damp areas resolved as best they can.

Is there much storage space
Space is often at a premium in a home but the amount of storage space can make your home life a lot more comfortable. This is something that potential buyers should ask about and potential sellers should look to create as much space as possible before a viewing takes place.

Has staging taken place?
Clearly a selling party wants to make their home look as stylish as possible but if they use tricks, it is important to find out what are they hiding. Some tricks that are commonly used include:

• Smaller furniture
• Strategically placed mirrors
• Home cooking
• Fireplaces

These are all attractive elements but they should be additional aspects to a quality home, not aspects that cover up undesirable elements.

Look at the windows

A homeowner that has cared for their window frames will generally have looked after the rest of their home. This should be an important aspect for buyers to look at and it should be something that home owners ensure is in good condition.

What the roof is like?
Repairing or replacing a roof is a major expense and if a roof needs to be replaced in the near future, it can change the budget for a buyer. This is why a buyer needs to ask about the age and condition of the roof and if the roof is in good condition, the buyer should be prepared to promote the benefits of the roof.

What about the local area?
It is important to have a comfortable home but you want to stay in a good area or an area that is convenient for transport or shopping. A buyer should have questions to ask about the local area and a seller should have information to provide about the local area.

These six steps will provide buyers and sellers with confidence that they have taken adequate steps to achieve their property ambitions.
