Here’s something unique that you can’t get on any online property website… specific local knowledge not only of the types of properties in our part of the world, but also their histories, their relative appeal, the patterns of market values over the years. You can’t get that kind of hard-earned insight simply by inputting a post-code and the number of bedrooms!

Our valuation team have a huge amount of knowledge and experience. Headed up by our founder and owner Steven Harvey, they have successfully valued and then, more importantly, sold over 2000 properties in the local area, everything from 1-bed investment flats to £2 million-plus riverside homes. Where possible, more than one of our team members will come along when conducting the ‘market appraisal’ of your property, ensuring that we deliver a fair and balanced view.


We will compare your home with other homes for sale competing for buyers in the market, both within our own portfolio and amongst those listed with other agents on the web. We use recent sales of comparative properties to give an accurate point of reference. Whilst every property is unique, we can draw upon similar sales to gauge market views on price.


Our market-leading software generates an extensive report on individual property postcodes and a copy of this will be given to you at the market appraisal. Whilst this is a useful guide to the value of the area it doesn’t have the ability to recognise the unique features of your home.


Every three months the Land Registry releases data on property sales across the UK. Of principal interest at valuation is what sale prices were achieved by similar properties. This will give a clear indication of what the market felt the property was worth. This is extremely important data as it will be one of the main reference points a surveyor will use when carrying out a mortgage valuation.


We’ll also consider whether you want your property priced lower than the competition to achieve a quick sale, or whether the price should be set to encourage competition, as would be the case with an ‘open house’ Launch Event. Of course, in a rising market, it’s equally possible to take advantage of demand and offer the property to the market with an ‘optimistic’ price.


We provide marketing strategies to suit every client’s personal situation. Around a third of our clients choose to market their home via our OASiS bespoke solution where listing the property on the online portals is the final phase. We produce ‘teaser’ videos that are released on our hugely successful social media channels and write to local homeowners who may be looking to move upmarket, using sophisticated marketing software – which includes the teaser video in a QR code! We also have strong relationships with motivated buyers in the area which allows us to introduce your home to the most serious buyers and create real competition due to withholding from listing on the property portals. This method gives control back to you as the vendor and us as an agent, allowing us to achieve a premium sale price as we know from experience that buyers pay a premium in order to secure a sale before it enters the open market.


As mentioned above, we provide marketing strategies to suit every client’s personal situation. If the OASiS bespoke solution is not your chosen marketing method then we offer traditional marketing, whereby we list your home on the property portals as soon the details have been prepared. You can expect the same high quality marketing as used in the OASiS bespoke solution with the added comfort of advertising on Rightmove and other property portals from day one.


In some circumstances, we might also advise the use of pre-launch ‘Trialists’ to confirm our valuation. These are qualified buyers from our database who will view the property prior to going live on the market, giving us their independent assessment of our valuation. It’s a great way to test the reaction to the price from buyers who are active in the marketplace.
