Residential Lettings Services

Letting Only Service 10% plus VAT. (12% incl VAT)

* Organisation of Energy Performance Certificate EPC
* Organisation of the Gas Safety Certificate, with annual reminder
* Organisation of Legionnaires Risk Assessment
* Extensive advertising and preparation of details of the property
* Accompanying all prospective tenants’ viewings
* Full references taken on any prospective tenants
* Preparation of legal documentation signed by tenants in our offices
* Collection of first month’s rent along with security deposit, the equivalent to a month and a half’s rent
* Organisation of inventory and tenant check in and check out
* Administration of approval into the Centre for Non-Resident Landlords

Kayleigh Slatter

Letting and Rental Collection Service 11% plus VAT. (13.2% incl VAT)

As per Letting Only Service PLUS:
* Rental collection, with payment collected from tenant credited to your designated bank account
* Fully-itemised statements sent to yourself or your representative
* In the event of late payment by the tenant we will actively pursue on your behalf up to and including the serving of notice

Property Management Services

Managed Service

As per Letting and Rental Collection Service PLUS:
* 24/7 Property Management emergency call-out with the flexibility of arranging and nominating your own contractor

Claire

Full Management Service 13% plus VAT (15.6% incl VAT)

As per Letting and Rental Collection Service PLUS:
* 24/7 Property Management emergency call-out using our own certified and fully-insured contractors
* Unless previously agreed as part of a full refurbishment, you can be sure that – unlike our competitors who may charge lower fees but then recoup their revenue ‘through the back door’ – OASiS does not apply a mark-up to contractors’ invoices – the price they charge us is the price we charge you!
* Dealing with check-out report at the end of the contract
* Attending to dilapidations and making the relevant deduction from the tenant’s deposit
* Quarterly inspections and subsequent written report of findings
* Organisation of any repair works that may be required at the property with full report on proposed repairs compiled prior to work commencing
* Application for tax certificate, where applicable
* Annual renewal of gas safety inspections
* Settling of contractors’ invoices
