We are currently expanding our lettings department and are looking for a senior consultant with a minimum of 2 years experience in the lettings and property management industry.

Full job description:

– Register and manage applicants via Dezrez property software system.
– Establish your ‘hot’ applicants and call them daily.
– Book and carrying out viewings in a professional & timely manner.
– Ensure that you are fully knowledgeable about the properties you are marketing.
– Liaise with landlords in regards to their property condition, price and feedback from viewings.
– Receive offers from applicants and qualify them carefully before presenting to the landlord. Negotiate the deal and be mindful to get offers tied up and on the board as quickly as possible.
– Know all the paperwork that is required for our customers to complete the rental journey and ensure it is completed correctly and speedily.
– Use knowledge and expertise to advise Landlords of their legal and safety requirements when letting a property and ensuring compliance, and to prepare the relevant paperwork for valuation/instruction.
– Be knowledgeable about all of the Oasis services and be able to conduct valuations confidently.
– Follow up past valuations, pre-valuations and withdrawn instructions.
– Door-knock available properties where appropriate.
– Source new business using other agents’ websites, property portals and canvassing.
– Visit new homes sites regularly with yield cards.
– Be confident in providing yield and growth calculations to investor landlords.
– Fully update property software with a new property and get a file ready for marketing.
– Take photos and do floorplans at re-lets and new instructions.
– Regularly update the available property list, the websites we use, including our website investor landing page, and window displays, plus order boards.

– Sell add-ons, including Landlords and Tenants' insurance as well as gas & electrical inspections, inventory makes & check-ins, professional cleans etc.
– Liaise with management department regarding any works required at a rental property.
– Identify and pass over leads to Oasis Financial Services.
– Contribute to social media campaigns with photos, videos and blogs.
– Look after the office, making it a very welcome environment at all times.
– Ensure that CFP and Dezrez software and paper files are kept updated, complete and tidy.

Portfolio Property Manager job description

  • Manage all aspects of the Oasis rental properties which are under ‘management’ and report to the landlord clients on a regular basis in regard to the status of the rental payments and the condition of the property, in accordance with the terms of the tenancy and the landlord’s legal obligations
  • Ensure that you make a welcome introduction to all new landlords (face to face wherever possible) as they become Oasis customers in order to explain their obligations as a landlord to maintain the property and keep the tenants safe and introduce the company and what you do for them during their contract.
  • Visit all managed properties prior to the new tenancy commencing and ensure that everything is ready for the tenant/s to move-in.  Contact the new tenant 24 hours after move-in to welcome them and check everything is satisfactory.  Report back to the landlord, and repeat this process after 7 and 28 days.
  • Ensure that you have a maintenance float available for the property and that you have obtained all necessary documentation prior to the commencement of the tenancy.
  • Ensure that the tenant/s understand how to report maintenance issues via Fixflo online, or by telephone if it is an emergency only.  Log all maintenance issues on the CFP system and prepare a works order for the relevant contractor/s.
  • Arrange all maintenance works in a professional, friendly and timely manner.  Ensure that contractors used for any works are competent, qualified and sufficiently insured and that their work is checked to ensure it meets the standards required.  All documents to be scanned onto CFP system and diarised for renewal dates.
  • Undertake your mid-term inspections on their due date and report to both parties on your findings, ensuring that both parties are adhering to their contractual obligations and the property remains in the best condition possible.  Ensure that any changes to the property are amended in the inventory and reported in the property file.
  • Report annually to the landlord clients on rental income levels, yields and recommendations to maintain the highest return on their investment.  If this is at the point of contract renewal, ensure that you have checked the property and can give a detailed report to the landlord, and can renew tenant checks (employment) if you feel it necessary.
  • Maintain a positive, productive and friendly relationship with tenants, whilst understanding that your client is the landlord.  Any conflict between tenant and landlord must be handled professionally and in accordance with the company’s obligations, both legally and morally.
  • Collect rent into the client account daily and handle all operating expenses and bills to be paid from rent, report to the landlord client when balance is paid across, which should be within 3 working days of receipt.  Update float where necessary.
  • Source and build relationships with prospective clients to expand business opportunities, in particular speaking to let-only or rent collect clients to discuss the benefits of having their property/properties fully managed by the company.
  • Update your legal and market knowledge regularly but reading industry news, attending courses, following local groups on social media and generally networking with other industry professional or local companies, clubs, groups etc.
  • Use every opportunity to gain recommendations or referrals for future business and ask for good client testimonials whenever possible.
  • Ensure that your workspace remains tidy, by scanning and filing documents regularly and ensuring that the systems are always updated with notes as they happen and that all keys are logged in and out as they are brought into the office or taken out.
  • Take the legalities of your position very seriously and ensure that your clients understand the need for safety checks before and during a tenancy, and that professional inventories are carried out and checked at the start and end of every new tenancy.
  • Ensure that you are a team player and are able to assist your colleagues when necessary.  Be prepared to go over and above in order to provide the best service to your clients at all times.
